Everything it takes to fill a vacancy
A vacant month costs more than almost anything else a landlord pays for. We handle the work that gets a qualified tenant in the door.
Pricing it right
A rent recommendation based on comparable rentals near your property, so it leases quickly without leaving money on the table.
Marketing
Professional photos and a listing written to stand out, posted on the MLS and the major rental sites.
Showings
We answer every inquiry and show the property in person, so you never have to take a call or meet a stranger at the door.
Tenant screening
Credit, background, income, employment and rental history checked for every applicant, the same way every time.
Lease signing
A lease prepared and signed electronically, with the deposit and first month's rent collected before move-in.
Move-in handoff
A documented move-in condition report with photos, then the signed lease and tenant contact details handed over to you.

Leasing with us vs. doing it yourself
You can list a rental on your own. Here is what changes when a licensed agent does it for you.
| With Colorado Leasing | On your own | |
|---|---|---|
| Setting the rent | A recommendation built from comparable rentals nearby | Your best guess from online listings |
| Marketing | Professional photos, the MLS and the major rental sites | Your own photos on the sites you post to |
| Calls and showings | We answer every inquiry and show the home in person | Your evenings and weekends |
| Screening | Credit, background, income and rental history, reviewed for you | You pick a service and read the reports yourself |
| Fair housing | The same written criteria applied to every applicant | Knowing and following the rules is on you |
| The lease | Prepared, signed electronically and funds collected | You find a lease form and chase signatures |
| Cost | 9% of the monthly rent, due at move-in | Listing and screening fees, plus your time |
One fee. Due when your tenant moves in.
No setup charge, no monthly percentage and no bill if we don't place a tenant. After move-in, the rent is all yours.
- Rental analysis and pricing

Questions landlords ask
Do you manage the property after the tenant moves in?
No. This is a leasing-only service. Once the lease is signed and the tenant has moved in, you take over rent collection, maintenance and communication, with no ongoing fee to us.
Who chooses the tenant?
You do. We apply the same written screening criteria to every applicant, in line with fair housing law, and send you the results. The final approval is yours.
Who sets the rent, lease length and pet policy?
You do. We tell you what renters in your area expect and what tends to lease fastest, and you decide the terms.
Can you lease a home that still has a tenant in it?
Yes. We coordinate showings with your current tenant and give proper notice, so the next lease can start soon after they move out.
Who holds the security deposit?
All security deposits are held by the landlord.
Who pays for the application and screening?
The tenant pays all application and screening fees. There is no cost to you.
What areas and property types do you lease?
We lease single-family homes, condos and townhomes throughout the Denver metro area. Not sure if your property qualifies? Request a free rental analysis and we will let you know.
Does my property need to be ready before we start?
No. Many landlords reach out before their property is ready, and that is a great time to start. We walk through the home with you, point out what will make the biggest difference to your rent and how quickly it leases, and help with every part of getting it rent-ready, from cleaning and repairs to paint and yard work, so it is ready for photos and showings.
